Our Process

For 20 years, Dane Building Concepts has been helping homeowners throughout Madison and South Central Wisconsin bring their vision to life. From custom homes and major renovations to kitchen, bathroom, and basement remodeling, we deliver quality craftsmanship, honest communication, and a building experience you can feel confident in.

BUILT AROUND YOUR VISION

Building a custom home should feel personal, not overwhelming. At Dane Building Concepts, our process is designed to bring your ideas, priorities, budget, and goals together through clear communication and experienced guidance. We start by listening, then work step by step to turn your vision into a home that is practical to build and uniquely yours.

From the first conversation through construction and final handoff, we keep the process organized and transparent. Every stage builds on the one before it, helping you make informed decisions, understand your investment, and move forward with confidence. Since 2006, our experience has helped us guide clients through the many decisions that go into creating a truly custom home.
01 | GETTING TO
KNOW EACH OTHER
Every custom home begins with a conversation. Our first meeting is an opportunity to understand your ideas, lifestyle, property, desired features, budget, timing, and priorities while also determining whether we are the right fit to work together.
You do not need to have everything figured out before we meet. Some clients bring completed plans, while others have sketches, photographs, inspiration, or simply an idea of how they want their home to feel. Wherever you are starting, we can begin there.
02 | ESTABLISHING THE
VISION & PRELIMINARY BUDGET
Before investing heavily in design, we want to make sure your vision and expected investment are reasonably aligned. A custom home does not have a universal cost per square foot, because architecture, site conditions, windows, cabinetry, mechanical systems, finishes, and countless other decisions can influence the final cost.
At this stage, our goal is not to create a final price. Instead, we use our experience to establish realistic expectations and identify the decisions most likely to affect your investment. This gives the project a clear direction before moving deeper into design.
03 | DESIGN & PRECONSTRUCTION
Once we agree to move forward, we begin turning your ideas into an actual home. Dane Building Concepts works with experienced design professionals and can coordinate as much or as little of the design process as needed, depending on your project and preferences.
Throughout design, our team, vendors, and trade partners provide practical input on constructability, materials, cost, and alternatives. Addressing these considerations early helps identify opportunities and potential concerns before construction, when changes are generally easier and less expensive to make.
04 | SELECTIONS & DETAILED BUDGETING
As the plans develop, we begin working through the selections that make the home truly yours. We guide clients through major decisions such as windows and doors, cabinetry, countertops, plumbing fixtures, flooring, appliances, exterior materials, lighting, electrical, and interior finishes.
As more information becomes available, the project budget becomes more detailed. Design, selections, and budgeting work together throughout this stage, allowing us to make adjustments when needed while protecting the features and priorities that matter most to you.
05 | CONTRACT, FINANCING & CONSTRUCTION PREPARATION
Once the plans, specifications, selections, and budget have reached the appropriate level of completion, we prepare the information needed for financing, permitting, and construction. Our construction agreements are based on contracts provided by the Wisconsin Builders Association, creating a professional framework for the project.
Before construction begins, everyone should have a clear understanding of what is being built, what is included, how the project will be managed, and how financial decisions will be handled. This preparation creates a strong foundation for the construction phase.
06 | BUILDING YOUR HOME
With the plans finalized and construction prepared, the vision begins to take shape. Dane Building Concepts most often utilizes panelized construction, with floor, wall, and roof assemblies manufactured in a controlled environment and then assembled on the homesite.
Our team coordinates the skilled trades, vendors, inspections, deliveries, and decisions required to move the project forward. We believe this approach provides meaningful advantages in consistency, quality, scheduling, material management, and protection from Wisconsin weather.
07 | COMMUNICATION THROUGHOUT CONSTRUCTION
A successful custom home requires ongoing communication. Throughout construction, our team works closely with you to answer questions, coordinate decisions, review changes, and keep the project moving forward.
There will always be decisions to make during a custom build. Our responsibility is to provide the information and professional guidance you need to make those decisions confidently. We believe you should understand not only what is happening, but why.
08 | OPEN-BOOK FINANCIAL TRANSPARENCY
Transparency is an important part of the Dane Building Concepts process. We share project invoices with our clients so you can see the actual costs associated with building your home and understand where your investment is going.
There are no intentionally buried costs or hidden profit centers. Our open-book approach creates accountability, supports better decision-making, and builds trust between the homeowner and builder throughout the project.
09 | COMPLETION & WELCOME HOME
As construction approaches completion, we work through final details, inspections, and finishing items necessary to prepare your home for occupancy. Our team remains focused on the details required to bring the project across the finish line.
Our goal is not simply to complete a construction project. It is to deliver a home that reflects the needs, priorities, personality, and vision discussed from the very beginning. Your home should be uniquely yours, and the entire process is designed to help make that happen.
